Downsizing Your Home in Sydney
A smaller home needs a different furniture plan, not just fewer boxes. Decide what has a place in your new rooms, what is leaving the household and what needs a separate destination before the moving quote is finalised.

Start with the rooms you are moving into
Use a floor plan, your own measurements and photographs to give each large piece a proposed position. Include the space needed to open cupboards, pull out dining chairs and walk between rooms. A sofa fitting along a wall does not establish that the room will work around it.
Check built-in storage before assuming that a cabinet, extra wardrobe or spare bookcase must come with you. A room that will serve as both an office and a guest room may need different furniture from two separate rooms in the old house.
Decide which rooms need to work on the first night. Mark the bed, seating and daily-use items clearly so you can discuss their placement without opening every carton.
Give every item one clear destination
Create four groups: the new home, a confirmed separate delivery, items leaving your ownership, and undecided items. Keep the undecided group small and give each decision a deadline before the inventory is confirmed. A vague “maybe storage” label leaves both the destination and the moving scope unresolved.
A useful furniture record has five fields: item, approximate dimensions, destination, destination room and any dismantling or access question. For example: “Dining table; dimensions supplied; new home; meals area; ask whether legs can be removed.” This is a planning example, not a statement that a particular table can be dismantled.

Check the delivery route as well as the room
A piece may suit the new room but still need assessment at the entry, lift or turn in a hallway. Photograph the complete route and record the narrow points. Ask the moving team to review awkward furniture instead of assuming it can be tilted through a doorway.

Declare heavy, fragile and unusual items early. Also flag furniture that has been assembled inside a room or attached to a wall. Confirm the agreed preparation and dismantling scope; do not leave these decisions until the crew arrives.
Separate family deliveries from the main load
If relatives are receiving furniture, confirm their address, access, contact person and availability. Label those pieces with the actual destination, not simply “family”. A gift that has not been accepted or a sale awaiting collection should remain a separate arrangement until it is confirmed.

Quote the selected load, then control changes
Build your moving volume estimate from the items that are actually travelling. Include cartons, outdoor furniture and contents of cupboards or storage cages. The estimate supports the discussion; the final truck and crew still depend on the inventory and access.
Send the room plan with the inventory and identify any decisions that are still outstanding. If a large piece is sold, retained or redirected afterwards, tell the office and confirm the revised scope. A smaller floor area alone does not determine the cost or time of a move.
Before moving day, remove destination ambiguity from labels. Use the names of rooms in the new home, such as “Bedroom 2 / office”, rather than the old room names. Keep one copy of the placement plan available for the person meeting the crew.
Brief the team for delivery into a smaller space
Agree where cartons can stand without obstructing doors or the furniture route. In a compact home, one full room of boxes can prevent larger pieces reaching their intended position. Tell the crew which rooms have priority and check any proposed change before items are placed.
At the walkthrough, compare the delivered items with your destination list and raise any placement questions while the team is present. Keep personal essentials with you so the first evening does not depend on unpacking the whole household.

Do I need to finish sorting before requesting a quote?
You can enquire while planning, but identify what is confirmed and what is undecided. Ask when the final inventory is needed and report changes before moving day.
Will a smaller home automatically mean a cheaper move?
No. The selected load, access, travel, handling requirements and any additional deliveries all matter. Ask for a quote against the actual inventory rather than the number of rooms alone.
Can furniture go to a relative as part of the move?
Ask JB to assess the extra delivery. Supply the item list, full address, contact person and access details. A separate destination is not included unless it is agreed.
Should I keep furniture in storage while deciding?
That depends on why you need the time and how you will use the furniture later. Ask about storage arrangements and return delivery separately, and set a review date for undecided items.
Can the crew decide whether my furniture will fit?
Send dimensions and route photos before booking so difficult items can be assessed. Room fit, delivery access and any dismantling are separate questions; none should be assumed from a photo alone.
